The Hidden Cost of Skipping Roof Ventilation in Multi-Unit Housing

In a recent medium-density townhouse development, highly insulated and airtight building envelopes combined with higher occupancy created challenging internal moisture conditions. Without adequate ventilation, warm, moisture laden air accumulated within enclosed roof cavities, leading to condensation forming on structural timber, insulation, and reflective underlays.

While excluding ventilation systems may appear to be a cost-saving measure during construction, the downstream consequences can be substantial. Moisture accumulation can contribute to insulation degradation, timber durability issues, and potential mould formation — resulting in increased maintenance, remediation costs, and disruption for occupants.

To address this risk, DriSpace roof ventilation systems were incorporated into the development to maintain consistent airflow across the roof cavity. These passive systems operate without electricity, making them well suited to multi-unit housing where simplicity, reliability, and low ongoing cost are critical. In addition, DriSpace systems are supported by a system warranty, helping to reduce risk and liability exposure for builders, architects, and designers by providing greater confidence in long-term performance.

From a construction perspective, the system is easy to install and quick, supporting efficient delivery across multiple dwellings.

By enabling the natural removal of excess moisture before it condenses, the system helps protect long-term building performance while avoiding the ongoing costs associated with powered solutions. The approach is also well suited to standardisation, allowing consistent performance outcomes to be achieved across large-scale housing developments.

For architects, designers, and builders working in the affordable and social housing sector, this reinforces the importance of considering lifecycle performance rather than just initial build cost. A relatively small upfront investment in ventilation can help avoid significantly higher costs later, while contributing to healthier, more durable homes.

As multi-unit housing continues to scale, integrating simple, repeatable moisture management solutions will be key to delivering buildings that perform as intended — both now and into the future.
