Intertenancy floor assemblies in multi-unit residential buildings must simultaneously address acoustic separation, fire resistance, and structural performance — requirements that are difficult to reconcile with conventional floor framing. MiTek Posi-Strut engineered floor trusses form the structural core of a range of tested intertenancy systems designed to meet these demands within a single coordinated assembly.
Applications
Posi-Strut intertenancy systems are suited to multi-unit residential buildings — where floor assemblies between tenancies must achieve compliance with acoustic and fire separation requirements. The systems are load bearing and accommodate a range of flooring and ceiling configurations to suit different project specifications.
Posi-Strut benefits
Acoustic separation across a range of configurations
Three tested system configurations are available, each combining Posi-Strut floor trusses with different flooring assemblies. The James Hardie Secura batten-and-cradle system achieves STC 65, with an Impact Insulation Class (IIC) of 59 with a bare floor. The Laminex Strandfloor batten-and-cradle system achieves STC 62, with IIC of 56 with no floor. The Woodland Acoustics PhoneStar acoustic overlay system achieves STC 61 and IIC 57 with 2mm commercial vinyl.
Fire resistance without additional structure
All three systems are rated FRR 60/60/60 and are load bearing, achieved through two layers of 13mm GIB Fyreline fixed to GIB Rondo metal ceiling battens suspended on GIB Quiet Clips. The Quiet Clip connection maintains acoustic decoupling between the ceiling lining and the floor trusses while contributing to the fire rating.
Open web structure simplifies services integration
The open web geometry of Posi-Strut trusses allows mechanical, electrical, and plumbing services to pass through the floor zone without cutting structural members. Trusses are manufactured to a minimum depth of 217mm and spaced at 400mm or 600mm centres depending on the system configuration.
