Futurebuild LVL Inter-tenancy Floor Solutions for Mid-Rise/Medium Density Housing

An extension of tried and tested engineered wood products (EWP), the Futurebuild LVL range of products are manufactured in New Zealand from renewable plantation pine, which is declare label red list free and available FSC certified. Futurebuild LVL is part of the wider Carter Holt Harvey business, with all products available through the building supplies merchant channel.

The Futurebuild LVL range of inter-tenancy floor solutions include:

  • Traditional EWP floor joists and Ecoply plywood flooring with the AcoustiFlor System
  • Timber Concrete Composite (TCC) floors for larger spanning applications, allowing for open plan living

Both flooring systems are supported by product specific literature and Futurebuild LVL’s range of software solutions allowing for optimisation of component sizing and making design and specification easy for medium density housing.

Futurebuild LVL inter-tenancy floor solutions offer the following features and benefits:

Lightweight: 

  • The weight of the systems can enable the use of conventional timber framing support, subject to design consideration

Installation efficiencies:

  • Off-site fabrication opportunities for LVL/plywood panels allow fast and efficient installation
  • No specialist equipment required for processing modules
  • Minimal on-site waste when provided through the fabrication network

Cost effective:

  •  If supported on timber frame walls this can result in cost savings over some other support systems, subject to design consideration

Availability:

  • Structural products are available through the merchant channel
  • Supply in piece form or as cassetted systems though the merchant channel

AcoustiFlor solution

Fire: 

  • Fire resistance ratings achievable with fire rated ceilings which also aid in the acoustic attenuation

Acoustics:

  • STC ratings of 65 have been confirmed by testing
  • IIC ratings exceeding 55 have been confirmed by testing

Proven:

  • Developed as part of an acoustic and structural testing program
  • Made up of products that have established, tested, and proven performance

TCC floor solutions

Fire: 

  • LVL provides strength, stiffness and a level of inherent fire resistance, subject to design consideration
  • Fire resistance ratings available without fire rated ceilings (dependent on joist and slab thickness)

Acoustics:

  • STC ratings of 60 are achievable with TCC Floors
  • IIC ratings exceeding the NZBC requirements are achievable incorporating floor coverings and acoustic underlays

Proven:

  • Developed as part of the Structural Timber Innovation Company (STIC) Research program
  • TCC floors have established, tested, and proven performance
