Design Meets Function: Low-Slope Waterproofing for Flat Bush Homes

The project

Set in one of Auckland’s fastest-growing suburbs, this development features 18 modern townhouses across three blocks, designed to combine style, functionality, and long-term durability. Each timber-framed home integrates brick veneer, EasyLap panels, and Stria cladding, creating a clean, contemporary aesthetic. Floor plans were designed to maximise natural light and provide residents with views of the neighbouring park reserve. Stage One was completed to high standards, with a further 19 units planned for Stage Two, ensuring continuity in design and quality throughout the development.

The challenge

The project team faced the challenge of creating a seamless and level transition between master bedrooms and private tiled balconies. This required a solution that would be visually appealing and functional. Because the balconies were positioned above internal living spaces, the waterproofing system had to be durable while also compatible with a low-slope design to meet building requirements.

The solution

The CodeMark-certified Nuraply 3PM 2-layer membrane system provided the ideal solution. Capable of being installed on substrates with falls as low as 1°, the system is ideal for compact, low-height builds. To achieve a flush indoor-outdoor transition, the Nuraply 3PM membrane was paired with self-levelling Nurajack deck pedestals supporting the tiled balcony surfaces.

This combination allowed the tiles to be raised, adjusted, and removed for maintenance access, whilst maintaining a clean, level finish. Tested and proven in New Zealand conditions, the Nuraply 3PM and Nurajack system provides long-term waterproofing performance and design versatility.

Key benefits

  • Robust waterproofing integrity suitable for low-slope balconies.
  • Seamless indoor/outdoor transition
  • Tiles can be adjusted or removed without compromising the membrane.
  • Supports a range of finishes and layouts while maintaining performance.
  • Proven performance in New Zealand conditions.
