One Material, Many Homes: Designing Timber Facades for Multi-Unit Developments

Designing for repetition without uniformity

Medium and high-density housing often uses repeated forms to create efficiency and cohesion across a development. The challenge is ensuring that repetition does not result in every dwelling reading exactly the same.

Timber gives architects several ways to work within a consistent material palette while creating distinction. Changes in profile, board direction, coating colour or species can define entrances, differentiate building forms and help establish individual identity between adjoining homes.

Within the JSC TMT range, the more pronounced knots of Taiga offer a different architectural character to the clearer grain and deeper brown tones of Taxon or the natural tonal variation of Amba. These differences allow a consistent material language to be carried through a development without relying on an extensive mix of facade materials.

Stability across larger facades

Scale also changes the importance of timber movement. JSC Thermally Modified Timber is modified using heat and steam, altering the timber's cellular structure and reducing its capacity to absorb moisture. The resulting improvement in dimensional stability means the timber responds less to changes in moisture and humidity.

For facades extending across several dwellings or onto upper levels, reducing swelling and shrinkage can support more predictable movement across boards, joints and coating systems.

Consider maintenance at specification stage

Access becomes increasingly important as buildings increase in height or sit closer together. Coating selection, exposure, fixing systems and future maintenance access should therefore be considered alongside the initial facade design.

No timber facade removes the need for ongoing maintenance. Good high-density specification comes from considering material behaviour, detailing, access and appearance together.

For architects looking to use timber across multi-unit developments, JSC can provide TMT samples, profile options and technical information to support early-stage material selection.
