At Mills Street in Boulcott, Lower Hutt, Boundaryline supplied fencing systems for thirteen contemporary two-storey townhouses designed by Voxell. The project sits close to the Hutt River and has a higher density than much of the surrounding neighbourhood, so boundary design needed to support privacy, acoustics, and clear separation between dwellings.

SmartWall Vertical was selected for the back outdoor spaces, where neighbouring homes sit close together. The system has acoustic properties and a 65mm wide footprint, making it well suited to tight boundaries where space is limited and external noise needs to be softened.

For architects and designers working on medium-density housing, rear boundary areas can be difficult to resolve. They need to feel private and usable, but they also need to stay efficient. SmartWall helps address this by combining acoustic performance with a slim profile, so outdoor areas can remain practical without adding unnecessary bulk to the fence line.

The SmartWall system uses steel C-Posts and rails with cross-laminated timber palings. The steel provides structure, while the timber gives private outdoor areas a warmer residential finish. The palings are cross laminated with an interlocking tongue and groove profile, to resist warping and twisting over time, and can be left with the natural wood finish, or stained or painted if desired. This gives each dwelling some flexibility while keeping continuity across the development.

Other Boundaryline systems were used across the site to suit different boundary conditions, each selected with a clear role in mind. At the street edge, ColourSlat Steel creates a clean, permeable frontage with slim steel slats that allow light and visibility through the fence line. Matching ColourSlat pedestrian gates keep the entries consistent. DuraPanel Delta is used between dwellings to define individual lots and support clear separation. This approach gives the development a consistent finish without relying on one repeated fence type across the full site.

The result is a townhouse development where each boundary has been considered as part of the wider site design. At Mills Street, the fencing helps define individual dwellings, improve the use of compact outdoor areas, and maintain a consistent finish across the full development.
