Located at the intersection of Devonport Road and The Strand, 2 Devonport Road is a seven-storey mixed-use development helping shape the next chapter of Tauranga’s CBD. Designed by Wingate Architects and BECA Tauranga, and delivered by CBC Construction, the $80 million project brings together modern office spaces, luxury apartments, retail and hospitality within a prominent waterfront setting.

Supporting the structure is a carefully engineered composite flooring solution combining a steel frame, ComFlor 60 composite metal decking, reinforced concrete mid-floors, and Resotec strips.

Designed for multi-storey construction, ComFlor 60 provides efficient span capability while maintaining a relatively shallow floor profile. Acting compositely with the steel frame and concrete slab, the system enhances structural performance, improves load distribution, and reduces the overall amount of steel required. Its longer span capability also allows for more flexible floor layouts and improved service integration, helping architects and developers maximise usable space without compromising design intent. To further enhance building performance, Resotec strips were incorporated into selected beams to reduce footfall vibration and improve occupant comfort.

Beyond product performance, the project highlighted the value of early technical support and a complete delivery approach. Steel & Tube’s Composite Floor Decks Ltd (CFDL) team worked alongside the design engineers to optimise the flooring solution, ensuring it aligned with the project’s structural and construction requirements from the outset.

With nearly 20 years of experience, CFDL provides support from design and detailing through to material coordination, stud welding and installation. This integrated service reduces trade interfaces, minimises risk and simplifies delivery from concept through to completion.

During construction, the speed of the ComFlor system provided further advantages. Once the structural steel frame was erected, the floor decks could be installed quickly, creating immediate working platforms and allowing follow-on trades such as services and façade installation to commence sooner.

Working alongside the composite flooring package, Steel & Tube supplied more than 107 tonnes of reinforcing steel, supported by teams nationwide across detailing, fabrication, dispatch and installation. Delivering reinforcing and ComFlor as part of one coordinated package helped streamline coordination complexity and maintain momentum throughout the build. “The sequencing between reinforcing placement, structural steel and ComFlor installation was critical throughout the build,” says Justin Holdsworth, Steel & Tube Tauranga Regional Construction Manager. “Coordination between the Steel & Tube trades and the client reduced confusion and scheduling effort.”
