Positioned along the Kapiti Coast, this high-end residential project required an outdoor living space that could match the architecture of the home, maximise the coastal outlook, and perform in a demanding environment.
While the finished result is clean and understated, the build itself presented several technical challenges. The deck was designed as a floating system over a waterproofed surface, with a frameless balustrade system and coastal exposure adding further performance requirements. For the builder, the solution needed to be structurally reliable, visually refined, and practical to install within the constraints of a complex site.
BiForm composite decking was paired with the TreadTech aluminium subframe by UNEX Systems to create a complete decking solution from the structure up. This approach allowed the deck surface and subframe system to work together, delivering compatibility between materials, long-term durability, and a stable foundation suited to the coastal setting.
The TreadTech aluminium subframe provided a solution for the base for the floating deck application, providing long-term performance, precision installation, and universal compatibility with the other products in use.
Above the subframe, BiForm FORM 130 composite decking provided the finished surface. With its solid composite profile, hidden fixing clip system, R11 slip resistance, BRANZ appraisal, and low-maintenance performance, FORM 130 was well suited to the project’s requirements. The long 4850mm board lengths also helped reduce joins and support a clean architectural finish across the outdoor space.
A key part of the project was the design and layout process. BiForm worked closely with the builder throughout the design phase, providing tailored layout recommendations and multiple revisions to refine board direction, breaker board placement, and fixing methods specific to aluminium subframe construction. This support helped ensure the decking could be installed efficiently while maintaining the visual outcome required for a premium coastal home.
The result is a clean, contemporary outdoor space that complements the home’s architecture and creates a strong connection to the coastal views beyond. More importantly, it demonstrates how a complete system approach can provide confidence on technically demanding projects, where appearance, performance, and installation requirements all need to be considered together.
