Designing Screening for Higher-Density Living: Privacy, Fire Performance and Design Flexibility

As New Zealand’s residential environments become denser, screening is playing a bigger role in how apartments, townhouses and multi-unit developments feel and function.

Balconies, terraces and shared circulation areas often sit closer to neighbouring homes, creating a need for greater visual separation without making spaces feel enclosed. Architectural battens can help manage sightlines while still allowing openness, light and a stronger connection to the wider architecture.

Archi-Line aluminium battens can be used on internal and external walls, ceilings and louvre applications, with vertical, horizontal or diagonal installation options.

Screening as part of the architecture

Screening in higher-density housing can do far more than create separation. With the right profile, spacing and finish, it can become a defining architectural element, adding depth, rhythm and a more resolved sense of identity to balconies, façades and entry areas.

Archi-Line’s two-part system allows the supporting bracket to be fixed first, with the face batten clipping over it to conceal the fixings and create a clean, uninterrupted finish.

With more than 20 shapes and sizes available across the wider range, designers can vary width, depth, spacing and orientation to create anything from subtle screening through to a bold architectural statement. Timber-look finishes can introduce warmth and texture, while solid colours can create a sharper, more contemporary expression.

Performance considered early

In higher-density housing, decorative elements still sit within broader building performance requirements.

Archi-Line is suitable for use where Group Number 1-S is permitted and, when designed and installed in accordance with PSP documentation, can comply with or contribute to relevant NZBC C3 provisions.

Wind exposure is another consideration, particularly on balconies and façades. Archi-Line is intended for use in wind zones up to Extra High under NZS 3604:2011, with documented maximum spans for different profiles and wind zones.

Practical over the life of the building

Archi-Line can be fixed directly or installed on a subframe, with technical details available for timber, aluminium, light gauge steel, structural steel, concrete and masonry.

Its powder-coated aluminium finish also has a straightforward care regime, with annual cleaning recommended in normal urban and rural environments and more frequent cleaning required in coastal or industrial locations.

For designers, the opportunity is to consider privacy, visual expression and technical performance together from the outset, creating screening that contributes to both the liveability and character of higher-density homes.
